Why this specific site ?

The development nestled in the midst of Nandi Hills was definitely a unique location based on the proximity to Bangalore and the locational attributes. However I had to decide on a specific plot in the development. This meant deciding between several options the developer had put forth - the primary option was the odd size plot I described in an earlier post; the alternatives were several regular (rectangular, level) plots that could be procured singly or jointly.

In order to get a second opinion, I had requested many friends to join me on my site visits prior to narrowing down on the site of my choice. The whole idea of seeking a second opinion is to get additional information - a friend who dabbles in real estate warned me that farm land in the neighbourhood was available at a lower price; another friend emphasised the need to focus on a retaining wall to 'prevent the hillside from falling on your home'. A third advised me that odd shaped plots were difficult to unload when it came time to sell them. Another friend wondered whether there was an risk of wild animals (this type of hillside terrain is theoretically home to sloth bears, leopards and wolves although they tend to steer clear of human settlements and we haven't been fortunate enough to seen any). The odd size had another con- I would likely be able to build a home only on the wider eastern end.


I loved the fact that the site was more than a kilometre from the entrance of the development, that, with the slope in terrain, the plot was at a higher elevation compared to all the others - it had scenic views of the hills, no neighbours on three sides and a internal road in the front shared with just two other neighbours.


Ultimately what closed the deal for me was that the site had a lot of creative possibilities - the odd shape demanded a non standard home design, the sloping terrain and elevation permitted the possibility of a road level basement garage, there were great viewpoints given the elevation. Additionally the site had a number of large boulders that again permitted creative treatment. I decided to go ahead with this site for my home in the hills.
